Gryphon negotiated the purchase Antebellum Grove (Warner Robins, GA) during the summer of 2011 and negotiated a long-term agreement for the purposes of closing directly with HUD financing. In August 2012, the transaction was closed ahead of schedule with below market HUD financing. The community had been operated by Senior Solutions for the prior owner, providing for a seamless and transparent transition.
Acquired in 2008, Jamestowne Assisted Living (Kingston, TN) was Gryphon's first senior housing investment and first collaboration with Senior Solutions Management Group. Gryphon closed the purchase of the 40 unit community with HUD financing and subsequently added 18 units with a second HUD loan. The new units were full within 45 days of completion.
Gryphon and its affiliates have owned and/or operated over 2,000 units of assisted living and memory care in more than 30 communities in Wisconsin, Illinois, Florida, Tennessee, Georgia and Alabama. Gryphon and its affiliates have developed over 500 units in eight communities each time delivering on time and below budget.
Gryphon purchased Carriage House Inn (Shelbyville, TN) in October of 2010 during down financial times with acquisition financing from a local bank. Immediately after closing this transaction, Gryphon applied for and secured HUD financing, paying off the bank as promised and providing investors with long-term, below market debt.
